Needed documentation for real estate purchase

What documentation is necessary to safely buy or sell a real estate?

APARTMENT

  • Ownership document (ZK excerpt from Land Registry)
  • Repurchase confirmation / current state of repurchase (if there is a repurchase)
  • Ground plan of the apartment
  • Energy certificate
HOUSE
  • Ownership document / Copy of cadaster plan
  • Building permit / Settlement on building conditions / Main project confirmation / Confirmation that the house is built before 1968.
  • Project documentation needed to get building permit / Settlement on building conditions
  • Energy certificate
  • Usage permission (if there is one)
  • According to Article 116 Law on changes and amendments of the Law on space arrangement and building (NN 90/11), for remark entry that act to use the building has been enclosed, one of the following acts is necessary:
  • Usage permit
  • Final report from supervising engineer
  • Usage assurance
  • Building permit (final) or some other adequate act released until June 19th 1991 with confirmation of building inspection that there isn’t a building inspection currently active on the premises.
  • Governing body in charge of construction business confirmation, that no Usage act is needed to use the building
  • Usage permit
  • Cadaster assurance or assurance issued by Central office of State geodetic administration that the building is built until February 15th 1968.
LAND
  • Ownership document / Copy of cadaster plan
  • Ownership sheet
  • If there is any other documentation: Location permit / Building permit / Settlement on building conditions / Main project confirmation / Urban conditions excerpt
