Project description

Zaprudje, a new project of 36 apartments, consists of two buildings.

The buildings consist of a basement (underground garage and storage), ground floor (garages, business premises and storage) and one has 3 floors and the other 6 floors. The building has: 2 bedroom apartments from 38m2 to 54m2, 3 bedroom apartments from 75m2 to 78m2, 4 bedroom apartments from 77m2 to 109m2 and 5 bedroom apartments from 112m2 to 122m2. The building is under construction, completion at the end of 2022.

CONSTRUCTION: The construction of the building is mostly reinforced concrete. The AB walls of the underground floor are 25 cm thick, the above-ground floors are 20 cm. Facade walls are a combination of reinforced concrete, and Wienerberger POROTHERM brick, 20 cm thick. The partition walls inside the apartments are made of 10 cm thick Wienerberger POROTHERM bricks (plastered on both sides). The walls between the apartments are reinforced concrete, 18-20 cm thick plastered on both sides. The walls between the apartments and the hallway are reinforced concrete, 20 cm thick, with 5 cm of thermal insulation. The elevator shaft is reinforced concrete, 20 cm thick, additionally insulated towards the apartments. AB mezzanine slabs are 20 cm thick.


FACADE: The facade is made of glass wool system with a final layer of silicate plaster. The parapet walls of the loggia and the terrace are made of a combination of reinforced concrete with a stone cover 3 cm thick, and a fence with lamistal glass.


ROOF: The roof is made as a flat impenetrable roof with a steam dam, a layer of thermal insulation 30 cm and PVC foil resistant to UV rays and roots, felt, and batud as the final layer.


EXTERIOR JOINERY: ALUPLAST Kunststoff-Fensrtersysteme, PVC exterior carpentry I. class of a top German manufacturer with several chamber profiles, glazed with iso LOW three-layer glass, with a corresponding box for aluminum blinds filled with polyurethane and external window sills made of plasticized aluminum and guide rail. The interior window sills are made of stone 2-3 cm thick.


JOINT PARTS: The staircases are equipped with noiseless elevators of the "SCHINDLER or KONE" type through all floors. There is a 3 cm thick stone on the stairs and landings, and a 1.2 cm thick stone wall in the corridors. The railings and handrails in the staircases are made of stainless steel. STORAGE FACILITIES: The walls of the storeroom are made of siporex with a white metal door. The storage floors are tiled with ceramic tiles. Ventilation is provided in a combination of natural and forced. Each storage room has a separate ceiling light fixture.


JOINERY: Anti-burglary entrance door T30 / 44 dB, burglary class 3 in apartments with comprehensive stocks. Top anti-burglary cylinder in the "system" (one key opens all the doors, the front door of the building, the door of the apartment). Top-quality Austrian interior carpentry in white, filled with hollow plywood, with a comprehensive door jamb.


FLOORS: The floors of the rooms, living room and dining room are covered with oak parquet with longer slats. The floors of the kitchen, toilet, bathroom, entrance area and pantry are covered with ceramic tiles, and the terraces and loggias are covered with anti-slip ceramic tiles.


SANITARY FACILITIES: All sanitary equipment is of high quality from world-famous manufacturers (Aquastil, Laufen pro, Grohe, Hansgrohe, Villeroy & Boch). Cantilever toilet bowl with concealed cistern. When the dimension as provided by the project. Shower tub with cabin as provided by the project. The washbasins are 60 cm in the bathrooms and 25-50 cm in the toilets, ie as planned in the project.


ELECTRICAL INSTALLATIONS: Electric meters are located in the stairwell of each floor. Electrical equipment is of high quality from well-known manufacturers. Telephone and TV sockets are provided in all rooms. Kitchen electrical equipment: ceiling light outlet, stove outlet, refrigerator socket, washing machine socket, belt socket above the worktop and hood outlet. Bathroom electrical equipment: socket for washing machine, power outlet for boiler, power outlet for overhead light above the sink, socket with water protection, power outlet for fan. Electrical equipment in the hallway: built-in ceiling light fixture, electrical distributor of the apartment, low current cabinet, socket, central power off of the entire apartment.
